Contract Portal
A project portal for real estate deals: collect party details, auto-fill contracts, send e-signatures, and hand off to title.
The Problem
A real estate deal has many parties — buyers, sellers, LLC members, lenders — and the coordinator is the one copying names, addresses, and entity details from email into a Word file. Documents go missing in threads. Non-technical clients are asked to create accounts they will never use again. When it is time to sign, someone downloads a PDF, uploads it to DocuSign, and tracks status in a spreadsheet. Title gets the executed set as another attachment, if it arrives at all. They needed one project portal: parties submit once, contracts fill themselves, signatures happen in place, and title gets the file without another round of downloads.
The Solution
We built a contract portal around the deal, not around a file share. The portal for contract parties lets coordinators invite buyers, sellers, LLC members, and lenders to submit details and documents in one place. There are no messy email chains and no lost data. Non-technical users can join without accounts; repeat clients reuse saved information; coordinators keep private contact lists and role-based permissions. Auto-filled contracts take everything collected in the portal — entered by the coordinator or by the parties — and flow it into the selected agreement. Ready-to-sign contracts come out in minutes, without manual copying, formatting errors, or mismatched names, addresses, or entity details. Specific terms can be added in an Additional Terms section. E-signatures send the contract from the portal with embedded DocuSign: no extra tabs, uploads, or logins. Requests go out in seconds, with automatic reminders and progress tracking. Each signature is legally binding, court-admissible, and stored in the portal for the team. Title integration is coming Q1 2026: send executed contracts to title from the portal, no downloads or attachments. Title receives them by standard email, with no login required. Later updates will add in-platform communication so the whole deal stays visible in one place.
The Results
Coordinators stopped rebuilding contracts from email. Party data lives on the deal, fills the document, and goes out for signature without a second system. The team can see who has submitted, who has signed, and where the file is stored. When title integration ships, the executed set leaves the portal in one click instead of as another attachment. The practice runs intake, contracts, and signatures from one portal — without us in the day-to-day.
